Home sellers’ five-step guide to selling a home in part 2 of this series.
Before listing your home to ensure a successful sale, there are several crucial steps to take. In part two of our video series, I will share five important steps you should follow before selling:
1. Do not overprice. Avoid overpricing your home, as it can deter potential buyers from even considering it. A buyer’s agent might use your high price against you by directing clients to better-priced properties. Overpricing could inadvertently help someone else sell their home instead of yours.
2. Deep clean. Focus on deep cleaning, especially the kitchen and bathrooms. These areas significantly impact buyers’ perceptions of cleanliness. A thorough deep-cleaning of your home offers the best return on investment.
3. Be patient. Remember, this isn’t 2020 or 2021 when homes were selling rapidly with multiple offers and high bids. While the market is still somewhat favorable for sellers, we currently see an average of about 60 days before receiving an offer. Stay patient and confident; your home will sell, and we will assist you throughout the process.

4. Welcome team effort. Selling a home requires teamwork. We’ll collaborate with inspectors, the title company, the other agent, and you, the seller. Your role is crucial in ensuring your home is clean and ready for showings and making arrangements for pets during these times. Working together ensures the successful sale of your home.
5. Don’t take lowball offers personally. If you receive a lowball offer, don’t take it personally. It doesn’t mean that’s the final offer. We will help you navigate the next steps, communicate the value of your home to the buyer, and work to bring that offer up.
